Top 10 AI-Ready Colocation Markets in the US

How We Ranked the Markets

Our ranking methodology evaluates each metro area across four key dimensions of AI infrastructure readiness:

  1. GPU-ready facility count: number of facilities with confirmed GPU hosting capabilities
  2. Average power density: kW per rack availability across the market
  3. Liquid cooling availability: percentage of facilities offering direct liquid cooling (DLC)
  4. Cloud on-ramp density: number of direct connections to major cloud providers (AWS, Azure, GCP)

Each dimension is weighted equally, and markets are scored on a 0-100 scale. Only metro areas with 10 or more total colocation facilities are included.

The Top 10 AI-Ready Markets

1. Northern Virginia (Ashburn / Loudoun County)

The undisputed leader in AI-ready infrastructure. Northern Virginia’s concentration of hyperscale facilities, dense fiber networks, and proximity to federal AI programs make it the top market for GPU workloads. Average power density exceeds 20 kW/rack across AI-ready facilities.

2. Dallas-Fort Worth, TX

DFW’s combination of competitive power costs, abundant land, and ERCOT grid access has attracted massive AI infrastructure investment. The market leads in new liquid cooling deployments.

3. Silicon Valley / Santa Clara, CA

Proximity to AI companies and venture capital keeps Silicon Valley at the forefront of AI infrastructure. High costs are offset by unmatched ecosystem density.

4. Phoenix / Mesa, AZ

Arizona’s favorable tax environment and abundant solar energy have made Phoenix a magnet for hyperscale AI deployments. Multiple 100+ MW campuses are under development.

5. Chicago, IL

The Midwest’s connectivity hub offers excellent latency profiles to both coasts. Chicago’s diverse carrier ecosystem supports distributed AI training workloads.

6. Atlanta, GA

Atlanta’s growing tech sector and competitive real estate costs position it as an emerging AI infrastructure hub. The market benefits from strong fiber connectivity and multiple cloud regions.

7. Portland / Hillsboro, OR

Oregon’s zero sales tax on equipment and access to low-cost hydroelectric power make the Portland metro increasingly attractive for power-hungry AI workloads.

8. Las Vegas, NV

Nevada’s tax incentives and proximity to Southern California markets drive AI infrastructure growth. Several providers have announced liquid cooling-first facilities in the market.

9. New Jersey (Newark / Jersey City)

The New York metro’s primary data center corridor provides critical AI compute capacity for financial services and media companies requiring ultra-low-latency processing.

10. Reno, NV

An emerging market benefiting from proximity to California, competitive power costs, and favorable climate for free cooling. Several hyperscalers are building campus-scale AI facilities.

What Makes a Market AI-Ready

AI workloads have fundamentally different infrastructure requirements compared to traditional enterprise computing:

  • Power density: AI training clusters typically require 30-50+ kW per rack, compared to 6-8 kW for traditional workloads
  • Cooling: GPU servers generate significantly more heat per square foot, often requiring liquid cooling solutions
  • Connectivity: Distributed training requires high-bandwidth, low-latency interconnects between GPU clusters
  • Scale: AI deployments tend to start at 1 MW+ and scale rapidly to 10-50 MW+

Emerging Markets to Watch

Several markets are rapidly building AI-ready capacity:

  • Columbus, OH: Multiple hyperscale campuses under development
  • Salt Lake City, UT: Competitive power costs and growing tech presence
  • Austin, TX: Strong AI talent pool and favorable business climate
  • Charlotte, NC: Emerging as a secondary East Coast hub
